• current operating expenses;
• anticipated returns;
• loan arrangements and acquisition costs;
• income tax aspects; and
• the seller?s disclosure of service providers.

Selling agents must present this information to prospective buyers in a clear and comprehensive manner. They can only accomplish this objective if they know more about the property than the seller and the listing agent are willing to tell them. Those inside the system think the kids all lie, steal, whore, and are all around worthless.? It is a nightmare that, like being a natural mother, never ends.

My family wasn?t abusive, at least not physically.? My mother despised me from before I was born ? I was not the boy she wanted.? She went to a lot of trouble trying to make me a boy, before and after I was born.? My father always treated me like I was way older than I was? I was reading at age 2 and we had creationism vs. evolution discussions by the time I was 11 years old.?

When I was 11 I got raped.? It was the older brother of the first crush I ever had.?

Then, 6 months later I was molested by my stepsister?s then husband? he is long dead.?

I acted out.? Demanded to live with my mother and then was yet again rejected by her.? Sent back to my father, I ran away.? When social services returned me to a home I had never lived in (my father had moved to a different town over a hundred miles away), my father in a drunken fit over me refusing to call my stepmother ?mom? threw me out ?.in front of the social worker.

My first home was a trailer with a graduate student.? She was nice enough.? She taught me about fresh fruit, especially cherries which I love to this day.? But she, like many others, really didn?t care enough to realize that I was lonely, scared and totally shutting down.

Then off to another temp home.? Nice people.? A little bit hippy and they were kind.? They were one of the few places that treated me like a 13 year old girl.? But they didn?t want a sexually alive teen in their home.? They had a small girl.? I was sad to leave, but accepted the first home offered.

It was an older couple.? They were all about being ?good? and very religious.? They insisted we eat weight watchers foods and that I had to both sit on the hot pavement outside and wait for them or go to church.? I think that they believed that eventually I would relent and accept their religious beliefs? they were the first, but not the last.? He finally slapped me in the face.? I might have pushed it, but physical violence is forbidden in foster care? I demanded to leave.?

There were 3 group homes and 3 more foster homes? the last one I aged out of?. 18.5 years old.? More rapes, abuse and neglect than any of my family could have heaped on me.? Even one time when a drug dealer was going to sell me to a brothel in Mexico.? I was the mother of a small child.? No home, no family that would bother enough to help.? I got used by yet another man and then got smart and used him to get an apartment.? I got my daughter back, sort of, made one adult decision and lost her??

Some people think that foster care is supposed to be helping children that are abused, neglected, and generally just lost in life.? We move a lot.? We get used for sex, a lot.? We get beaten, burned and murdered.? Sometimes we just vanish?.one of my foster brothers ran away and ended up, supposedly, as a bus driver in Minnesota?others simply vanished over time.? One killed herself in my room (thank goodness I was at school).? We had babies we weren?t allowed to keep, no matter how good of a parent we were.? We had nothing?. We lived out of black plastic garbage bags and usually didn?t even know that we looked like liars.? We tried hard to just vanish and be nothing? because that is what we were ? nothing.?

Foster care hasn?t changed much over the years.? Some homes are good, not many.? Some are about converting that poor little bastard and saving them.? Some are about money, okay, lots of them are about money.? Some just think that warehousing a kid is a good deed.? Some want housekeepers and babysitters.? Some are group homes that are really experiments in psychology of the human mind.? I have lived in them all?been a lot of things.? So have all the children before and all the children after.?

We aren?t allowed to get attached, so we have attachment issues.? If you trust, you can end up a victim, so we don?t trust.? We aren?t taught about nutrition, money, hygiene or anything that remotely resembles realistic with regard to proper behavior or attire.? We were paraded up and down at charity events and activities.? I have been to Ringling Bros. circus 4 times? which is more than most children ever get to go.? Ice Capades almost as many times.? The Theatre.? The Opera.? To foreign film festivals?.. to black tie events?.? All because it got money for places that were supposed to be helping us?.

Firefox 5 Enters Beta Channel With CSS, Speed Improvements

Mozilla has pushed out the first major update for Firefox 5, opening the new beta channel for early adopters. Firefox 5 beta 1 is the first release in the beta channel, which is part of Mozilla?s move to a faster release cycle designed to get experimental builds of the web browser out to a wider audience.

If you?d like to take the new beta for a spin, head over to the Firefox channels page and download a copy. Also note, if you?ve been using the Aurora channel, recent updates to that pre-beta release mean you can now switch to the new beta simply by heading to the ?About Aurora? menu and choosing ?change.?

The new beta release means that Firefox now has three major channels you can use: Aurora, Beta and Release (there?s also a nightly builds channel, but it tends to be very unstable). The three main Firefox channels correspond to Google Chrome?s dev, beta and stable releases.

The first beta release of Firefox 5 adds support for CSS animations, which allow developers to animate transitions between CSS states. For a list of all the animations Firefox 5 currently supports, head over to the Mozilla developer page (note that all the supported rules currently require the -moz prefix).

Firefox 5 beta sees some performance improvements to JavaScript, memory, and networking performance. There?s also been some speed boosts for canvas-based animations.

Other new features include improved support for web standards like HTML5, XHR, MathML and SMIL, along with the usual bug fixes that come with any beta release.

To go along with the new desktop beta, there?s also a new beta of Firefox 5 for mobile devices. Firefox 5 beta for mobile adds support for the Do Not Track header and offers some speed improvements, particularly on 3G networks. Just as there are reasons to get into global markets, and benefits from global markets, there are also risks involved in locating companies in certain countries. Each country may have its potentials; it also has its woes that are associated with doing business with major companies. Some of the rogue countries may have all the natural minerals but the risks involved in doing business in those countries exceed the benefits. Some of the risks in international business are:

(2) Operational Risk
(3) Political Risk
(4) Country Risk
(5) Technological Risk
(6) Environmental Risk
(7) Economic Risk
(8) Financial Risk
(9) Terrorism Risk

Strategic Risk: The ability of a firm to make a strategic decision in order to respond to the forces that are a source of risk. These forces also impact the competiveness of a firm. Porter defines them as: threat of new entrants in the industry, threat of substitute goods and services, intensity of competition within the industry, bargaining power of suppliers, and bargaining power of consumers.

Operational Risk: This is caused by the assets and financial capital that aid in the day-to-day business operations. The breakdown of machineries, supply and demand of the resources and products, shortfall of the goods and services, lack of perfect logistic and inventory will lead to inefficiency of production. By controlling costs, unnecessary waste will be reduced, and the process improvement may enhance the lead-time, reduce variance and contribute to efficiency in globalization.

Political Risk: The political actions and instability may make it difficult for companies to operate efficiently in these countries due to negative publicity and impact created by individuals in the top government. A firm cannot effectively operate to its full capacity in order to maximize profit in such an unstable country?s political turbulence. A new and hostile government may replace the friendly one, and hence expropriate foreign assets.

Country Risk: The culture or the instability of a country may create risks that may make it difficult for multinational companies to operate safely, effectively, and efficiently. Some of the country risks come from the governments? policies, economic conditions, security factors, and political conditions. Solving one of these problems without all of the problems (aggregate) together will not be enough in mitigating the country risk.

Technological Risk: Lack of security in electronic transactions, the cost of developing new technology, and the fact that these new technology may fail, and when all of these are coupled with the outdated existing technology, the result may create a dangerous effect in doing business in the international arena.

Environmental Risk: Air, water, and environmental pollution may affect the health of the citizens, and lead to public outcry of the citizens. These problems may also lead to damaging the reputation of the companies that do business in that area.

Economic Risk: This comes from the inability of a country to meet its financial obligations. The changing of foreign-investment or/and domestic fiscal or monetary policies. The effect of exchange-rate and interest rate make it difficult to conduct international business.

Financial Risk: This area is affected by the currency exchange rate, government flexibility in allowing the firms to repatriate profits or funds outside the country. The devaluation and inflation will also impact the firm?s ability to operate at an efficient capacity and still be stable. Most countries make it difficult for foreign firms to repatriate funds thus forcing these firms to invest its funds at a less optimal level. Sometimes, firms? assets are confiscated and that contributes to financial losses.

Terrorism Risk: These are attacks that may stem from lack of hope; confidence; differences in culture and religious philosophy, and/or merely hate of companies by citizens of host countries. It leads to potential hostile attitudes, sabotage of foreign companies and/or kidnapping of the employers and employees. Such frustrating situations make it difficult to operate in these countries.

Although the benefits in international business exceed the risks, firms should take a risk assessment of each country and to also include intellectual property, red tape and corruption, human resource restrictions, and ownership restrictions in the analysis, in order to consider all risks involved before venturing into any of the countries.

Try telling folks you?re going to look at a convention center full of lightbulbs and the response is neither envy nor enthusiasm. But a visit to the LightFair trade show in Philadelphia this week Was illuminating. A leap in lighting has occurred with lightbulbs changing from disposable to durable.

If you looked hard enough you could find CFLs, and some with a new twist, such as TCP?s bulbs with a claimed life of 20,000 hours, a first that?s soon to hit stores, according to Thomas Pfeiffer, a TCP marketing channel manager. That?s about twice as long as most CFLs we?ve tested. Halogen bulbs were mentioned, such as Sylvania?s SuperSaver line, which has the rare distinction of being made in the U.S. And organic light-emitting diodes, or OLEDs, were quickly presented as a nod to the future. But mostly, energy-saving LEDs, or light-emitting diode bulbs, were the stars of the show.

?We learned from our CFL experience. So we?re giving consumers what they want?LEDs that are comparable to an incandescent in brightness, color, shape, and dimming,? says Stephanie Anderson, a spokesperson for Osram Sylvania. A line of Ultra High Performance LEDs will arrive in stores this July that are omni-directional, dispersing light nearly in all directions, unlike a spotlight, and replacements for 40 and 60-watt incandescent bulbs. LED replacements for 75-watt incandescents are slated for autumn. The 100-watt incandescent isn?t the big seller, and that?s why it?s the first to be phased out next January and why manufacturers have focused their efforts on replacements for 60 and 40-watt incandescent bulbs.

Sylvania claims its LED replacement for a 60-watt bulb uses only 13.5 watts of energy and will last 25,000 hours?about 17 years if used four hours a day. It will sell for around $30, a drop from just five months ago when the $40 LED debuted. ?Cost is going down because fundamentally LEDs are semi-conductor chips,? says Anderson.

Philips unveiled a 17-watt LED that replaces a 75-watt incandescent and works with a standard dimmer. The EnduraLED A21 will be in stores store this fall for $40 to $45, has a claimed life of 25,000 hours, and a five-year warranty. Philips says it meets or exceeds Energy Star criteria and will be submitted to Energy Star for qualification. Philips was the first to earn Energy Star status for a LED replacement for the 60-watt incandescent.

Best known for going under the covers with Tiger Woods, Rachel Uchitel is now going undercover as a private investigator! For a new reality show!

Rachel Uchitel recently became a licensed P.I., which certainly puts her primary skill set in life - sneaking around - to good use. Way to go Rache!

Uchitel has a deal for a docu-drama on her life with Atlas Media Group.

"I wasn't interested until Atlas came along and agreed with me the only way to do something was if it was a 'true' reality show," Rachel said.

"I'm doing PI work now and it's stuff that would make for great TV."

A former professional mistress, Rachel Uchitel says she won't be going after cheating spouses, but will branch out and try to concentrate on cases of missing people, child custody claims and financial forensic work.

According to a carefully worded statement from Atlas which makes no mention of her affair with Tiger Woods, the show will feature "Rachel juggling her new career along with her newest personal and business relationships."

One of those relationships is her romance with insurance broker Matt Hahn, 26, whom Uchitel has been dating since the end of last yea.

Matt's been living with in her Park Avenue apartment for three months.

Uchitel's history with Woods will not be featured, as she received a reported $10 million settlement to keep quiet about their relationship.

She appeared on Celebrity Rehab with Dr. Drew last year, seeking treatment for an addiction to prescription drugs and "love addiction."

Again, no mention of feverish, Ambien-fueled sex with Woods.

How Google Chromebook Will Feel For Music Fans

As it tends to do around this time of year, Google is making waves this week with its Google I/O developers? conference in San Francisco, where it announced not only the innovative WebGL-enabled music video we profiled on Wednesday, but ? more importantly for the future of computing ? its Chromebook series of netbooks, which sit somewhere between the tablet and the laptop and are designed from the ground up for cloud computing.

Perhaps Larry Ellison wasn?t wrong about ?thin clients? ? just 15 years too early about the tipping point when processing power and data storage would retreat from the personal computer at the edge of the network, migrating back to big, centralized mainframes like the one pictured above.

Google envisions schools and businesses snapping up Chromebooks (initially from Acer and Samsung) at bulk rates for deployment across student populaces or roving sales forces. But as happened with the personal computer, plenty of ?regular? people will surely buy these devices over the coming years too, as their data and software continue to migrate to the cloud where they can be accessed by multiple personal devices.

After all, if all your music and apps are stored online, why would you carry around a laptop, with its expensive memory, operating system, and other?accouterments?more suited for downloading email in 1996 than for listening to Spotify as one edits a Google Doc and plays the web app version of Angry Birds?

As music fans make the transition from iTunes-style music collecting to the cloud ? not only on these recently-announced Chromebooks, but also on smartphones, tablets, and other computer-like devices that are not computers ? they?re in for some big changes:

The main allure of cloud music is its elimination of bloated client-side software like iTunes, which duplicates music files all over your hard drive, eats up RAM, and requires wires to transfer music to devices. Instead, your computing devices will function more as input points for uploading songs, bookmarking them on music services such as YouTube, tagging them as favorites within a music service, adding them to your personal collection, or making playlists out of them in order to find them more easily within a large subscription library.

Your media and playback software will reside on a server far, far away, whether it?s administered by Google, Amazon, Apple, or whoever. Say goodbye to knowing where your music actually lives ? the future of music collecting lies in access, not storage.

Web apps are?your new friends

If you want to branch out to music services that are not offered by the same big company behind your netbook or operating system, web apps ? including not only official Chrome apps like the ones offered by Google itself but also web-based music services such as MOG, which runs within a browser ? will become a crucial part of your music experience. Google plans to charge an extra $2/month for the ability to install Chrome apps, but anything you can access within a web browser will be free to access (other than whatever subscription fees you have to pay to access those services).

Data plans are the enemy

Other than worrying that the company you just entrusted your music collection to might go out of business or change its terms (assuming services don?t agree to enact ?one big database? to allay those fears), the biggest problem with cloud computing, and by extension Chromebooks, is the limited wireless data plans upon which they rely for just about everything whenever there?s no access to WiFi.

Assuming you use your data plan for nothing else, here?s how much wireless listening the standard Chromebook 3G wireless plans will allow (assuming a 128 Kbps bit rate for the music) depending on how much you pay for your wireless data, above and beyond whatever your music locker or subscription service might cost:

• Free 100MB per month (what you get with the first two years of ownership under the current plan): 1 hour and 45 minutes of music playback for an entire month
• $10 for an unlimited day pass: listen all day
• $20 for 1GB of data in a given month: a little over half hour of music per day
• $35 for 3GB of data in a given month: nearly two hours of music per day
• $50 for 5GB of data in a given month: a little over three hours of music per day

As Chromebooks and other cloud-oriented devices take hold, music fans will come to appreciate what is now a relatively arcane feature: the ability to cache music offline, so that we can listen without eating up our data plans ? ironically, the same way we do today with iTunes, just on a smaller, bite-sized scale.
